When your commercial loan matures: refinancing on time

Commercial loans come due years before they're paid off. Here's how to see your balloon coming and refinance on your terms, not the calendar's.

Most commercial mortgages amortize over 20–30 years but come due in 5–10 with a balloon — the remaining balance you must refinance or pay off at term. The date that balloon lands is one of the most important numbers in your deal, and the owners who plan for it get the best outcomes.

Why timing is leverage

A lender knows a maturing loan means a motivated borrower. Start 6–12 months ahead and you can shop calmly, clean up your financials, and compare offers. Wait until the last weeks and you're negotiating from weakness — or accepting a costly short-term extension.

Know your date

Your options at maturity

Refinance into a new permanent loan — the usual path for stabilized property. Extend or modify with your current lender — sometimes fastest, but check the fee and rate. Or sell, if the timing and market fit your plan.

Whatever the path, re-run the three ratios — LTV, DSCR, and debt yield — against today's rents and today's rates, because a loan that penciled five years ago may size differently now.

Watch the rate environment

If rates have risen since you last financed, your payment can jump even at the same leverage — another reason to model it early with the refinance calculator and leave room in your plan. If rates have fallen, refinancing early (minding any prepayment penalty) can lock in savings.
